This high density residential development of 9 storeys is a mixed used development located in the inner west suburb of Strathfield located on Parramatta Road heading towards the Western suburbs.

The development consists of three separate towers which comprises of 70 units, 4 commercial spaces on the ground floor and with 2 levels of underground car parking. Building A is 9 storeys, Building B, 7 Storeys and Building C, 4 storeys high.

With construction drawings finalised by Mijollo International in conglomeration with the Project Manager Mr Don Bianchino of Bianchino & Associates, this mixed use development adds another major residential development to Novati Constructions long list of projects which commence back to 1971 all of which have been built under the same builders licence.

We experienced several challenges throughout the construction period.

Logistically construction and loading zones were not available from Parramatta Rd for most of the construction period leaving us to use Hilts Road which is a busy, narrow and short ‘no through road’. We were unable to obtain rights to crane over any neighbouring properties leaving us to use a more expensive Luffing crane rather than your typical tower crane. To dismantle the Luffing crane, we had to crane it onto Parramatta Road over the existing building which resulted in a 12 hour overnight road closure period.

We were also not permitted to erect any scaffolding which encroached over the surrounding properties, nor anchor into any neighbouring properties despite being virtually on the boundary. However, as a result we managed to design a new hebel wall system which helped overcome these constraints.

Working closely with the design team during construction, and being aware of our clients neighbouring competition, it was important that the building provided a bold and contemporary external façade. The design required the use of cleverly blended modern bright colours while blending in fixed louvres to all the balconies. Thanks to our design team, coupled with our quality workmanship, the end result is a building that visually separates itself from its immediate neighbours, and as a result stands out from the crowd.
